4 Kinds of Good Debt

Monday, December 31st, 2007

By Dave Galahad Debt is a lot like cholesterol. Some debt is good and too much bad debt will make your life miserable. Through our financial lives, its only the good debt that we want to allow on our balance sheet. Good debt improves our lives over the course of time. Here are 4 types of good debt. Real Estate Real estate is the cornerstone of much wealth in the US. For most of us, our homes will be the largest and most valuable asset well own. Unless youve come into money chances are good that you are going to have to take out a mortgage to pay for your home. This is considered good debt because youre buying an asset that should increase in value over time. Investment Real Estate Right along with your home, owning rental property can be very lucrative. If you have the chance to purchase a rental property and then rent it to someone for a monthly payment larger than your mortgage payment, jump at the chance. Thats a great way to build wealth and generate income. Education It is impossible to put a value on a college degree. With a college degree, the money you earn over your career will eventually make the cost of school pail in comparison. There are always going to be stories about people without college educations making it big somehow. Those people are the exception rather than the rule. Get as much education as you can. Youll earn more as a result. Cars The thought of borrowing money to pay for something that begins to lose value as soon as you have the keys in your hand seems to go against the good debt principal. However, we need a car to get to our jobs, and get other things done in our daily lives. If you buy your car the right way, it can be an asset to you and not a big financial drain. When you buy a car, go for the largest payment you can over a two year period and look for a car that will fit that schedule. How Much Water Does A Lawn Really Need?

Sunday, December 30th, 2007

By Robin Reckard Well, while your soil type, the amount of sunshine, and the climate all come into play, a good rule of thumb is 1 to 1 1/2 inches a week. What is most important is HOW you water. You want to water deeply and infrequently to have a healthy deep rooted grass lawn. Let’s say you decide on 1 1/2 inches a week. You can do it in 2 doses or one, but don’t do just a little each day. If you do a little each day your grass will have shallow roots and you can have all kinds of drought problems. Now if you have sandy soil it is best to water your lawn twice a week since sandy soil drains faster and soon the water becomes too far down for your thirsty grass roots to reach it. By the same token, if you have dry heavy clay soil you may need to water 3 times a week due to it’s water repelling qualities. If you are unsure how much water your sprinklers put out in an hour, then put out a few plastic tubs to measure how much water your lawn is getting and then adjust your watering time accordingly. Also by putting out several tubs you can see if your sprinklers are watering the whole yard evenly or not. The best time to water is early in the morning. If you wait till afternoon you lose some of your water to evaporation. If you water at night you could be inviting diseases to your lawn because of the length of time it stays wet. A couple tips to ensure your lawn looks great when it gets really hot out is to not mow as short and to leave the grass clippings on the yard. By increasing your mowing height the lawn is less stressed and able to cool itself. Also grass clippings left on the lawn will actually give the grass’s roots more moisture and minerals which will help it to be less stressed. Contrary to popular belief grass clippings will not cause thatch buildup. So you see it is just as important how you water as how much you water. It is not that difficult to keep your lawn green and lush with a little planning when it comes to watering. Holiday and Seasonal Sand Jar

Sunday, December 30th, 2007

By Regenia Butcher If you want to add a colorful, “natural look” item to a shelf or table top, these blend in really well with any decor. They can also be as small or as large as you want because you determine the size of the glass containers. Choose colors to match each holiday or season (orange/yellow/black for Halloween; red/white/blue for patriotic holidays; etc.) for interchangeable decorating. MATERIALS * 1 Jar (an empty, clean baby food jar makes a nice small Sand Jar, espEecially, to practice with) * bags of colored sand (at least three different colors of your choice) * Candle(s) (a colorful candle to be melted to add even more color to the jar…how much wax is needed depends on the size of the container’s top…or block candle wax, if the container opening is too large for dripping melting “everyday” candles * Toothpick (or thin skewer, if the container is large) * Kitchen plastic wrap (optional) * Candle wick (optional) * Seasonal/Holiday items for attaching DIRECTIONS STEP ONE Each layer of sand you pour into the jar should fill approximately 1/3 of it. Pour (A) color sand into the jar. (enough to fill 1/3 of the jar) Pour (B) color sand into the jar. (enough to fill the second 1/3 of the jar) Pour (C) color sand into the jar. (enough to fill the last 1/3 of the jar) STEP TWO Take a toothpick and gently “dig” once into the sand near the side of the jar and scrape the toothpick back up and out of the jar, touching the inside glass as you go — (one “dig” and bring the toothpick back out of the jar). Make more single digs at intervals all around the jar to create a mixed color pattern. STEP THREE (NOTE: Children may need supervision or help with this next step. Caution is advised because of the flame of the candle and the fact that the wax will be hot!) Light a candle and drip the wax down onto the top of the sand until the wax creates a layer that ’seals’ the sand inside the jar and (as much as possible) preserves the design that you’ve created. If the container opening is so large that it will be too time-consuming to use this drip method, simply melt some wax in a pan (one that you use for non-cooking purposes) on the stove. Pour the melted wax into the container opening. Be careful with this! Let cool. STEP FOUR If this is to be used as a gift, place a piece of plastic wrap across the top of the jar and tie a very thin ribbon or several colorful ribbons around the top ‘neck’ of the jar to hold the plastic wrap in place. Tie or glue on any seasonal or holiday decoration to the bow of the ribbon(s). If it is not for a gift, omit the plastic wrap and tie the ribbon(s) around the neck. Then, tie or glue the decoration directly to the ribbon. DIRECTIONS FOR THE CANDLE WICK SAND JAR Follow the directions above, however, put a piece of candle wick (about 1″ longer than the jar is high) into the jar and hold in the center as you pour each layer of sand into the jar. Follow the step above for sealing the sand and wick into the jar and finishing the project. Make sure though, that the wick sticks out beyond the wax seal. OPTION You can use more than three colors of sand to give the jar even more complexity. Of course, you can also choose to use only two colors of sand. The design will not be as vibrant though. Also, how you layer the sand will add to the design effect. For instance, if you use three colors of sand and decide to use more of one color than the other two, your design will not be evenly layered into thirds, but there will be a dominant color in the scheme in the layering. Whatever color combinations you decide upon, experiment and enjoy the crafting! Regenia G. Butcher is an author on a site for Creative Writing (http://www.Writing.Com). She is also a crafter and is currently working on a “quirky” word reference book. She usually not only sees the glass half full, but rejoices that there IS a glass. Saved From Religion

Saturday, December 29th, 2007

By John Moneypenny Religion is the fashionable substitute for belief. - Oscar Wilde A recently released study by The Graduate Center of the City University of New York, found that the number of adults who say they subscribe to no religion jumped from 14.3 million in 1990 to 29.4 million in 2001. This represents a 205 percent increase over the time period! According to study directors Egon Mayer and Barry Kosmin, the present survey has detected a wide and possibly growing swath of secularism among Americans. These are the seculars, the unchurched, the people who profess no faith in any religion. To those who profess no faith in any religion, I say praise the Lord! Friends, the Scriptures tell us that through the person and work of Jesus Christ we have been saved from many, many things. He has rescued us from our sins (Matthew 1:21), from perishing (Matthew 8:25), from this perverse generation (Acts 2:40), from the wrath of God (Romans 5:9), and from death (Romans 6:23). Amen to that! However, there is something else He has delivered us from as well that seems to have gone unnoticed and unrealized by many for centuries and that is our deliverance from religion. Websters Collegiate Dictionary traces the wordreligionback to the Latin word religio meaning to tie, to bind, to restrain. The word is actually a combination of two words, re and ligare. The prefix re means to return, and ligare, from which we get our word ligature, means to bind. Perhaps no word more accurately describes the man-centered, performance-based, reward-punishment systems that men have devised to earn Gods acceptance and favor than this word religion, also known as, return to bondage. What Jesus Christ came to do almost 2,000 years ago was not bring us back into bondage, but deliver us from it. He didnt come to set up a new system of laws and regulations to live by. He came to blow them all away so that we might now serve Him in newness of the Spirit and not in oldness of the letter (Romans 7:6). In fact, it was to the religious and the self-righteous of His day that Jesus had the most condemning things to say. Why? Because they were leading so many away from a true relationship with God through the enticements of the most wicked deception Satan has ever used against mankind religion! The underlying foundation of all religion is performance whether its a tribal dance around a campfire to satisfy the fire god, or a dead religious activity performed week after week by an evangelical Christian with the intent of impressing his God. Its all religious performance, and God isnt impressed by our performance. What impresses Him is faith. - Steve McVey, from the book Grace Land In Pauls letter to the Galatians, he sternly reminds them that it was for freedom that Christ set us free; therefore keep standing firm and do not be subject again to a yoke of slavery (Galatians 5:1). Like many still today however, the Galatians were not standing firm in the faith and had consequently returned to the bondage that Christ had rescued them from. They had become subject again to a yoke of slavery. Is it any wonder that Paul says these dear folks had been bewitched? After all, who in their right mind would ever want to give up the joy of freedom for the misery once again of bondage? It is only those who have been bewitched, deceived, and confused by something that appears to be the real thingand that something is religion. Religion is obsessed, first and foremost, with correcting the works of men. The gospel, on the other hand, is obsessed with the proclaiming the correcting work of one Man. Religion places man and what he can do on center stage. The gospel shines the spotlight on the One who has written the play. Goethe once wrote that for a man to achieve all that is demanded of him, he must regard himself as greater than he is. In the same way, for a man to achieve all that is demanded of him by religion, he must regard himself as greater than he is. This is the lie of all religion, namely that man is powerful and capable enough to make himself right before God. Can Sir Richard Francis Burton be far off when he says, the more I study religions the more I am convinced that man never worshipped anything else but himself? Believing the gospel saves you from the tyranny of religions demands. It puts you in your right mind, a renewed mind nourished in the truth rather than contaminated with lies! It frees you to rest in all that He has done for you rather than enslaving you to the fear of not having done enough for Him. In fact, your moment-by-moment confidence in the gospel of the grace of God is the antidote to the poison of religion and all the symptoms that go with it. The truth of the gospel is that you have been saved from religion and its endless demands, whether you know it, understand it, believe it or not. Jesus has given you that freedom! You now have the privilege of resting from your works so that you might marvel at His. However, it is only through faith in this truth that you will experience and enjoy the freedom that is yours. Tragically, there are many saints today and throughout history who have had everything in Christ for years and yet have wallowed in spiritual poverty because of unbelief. Friend, He saved us, not on the basis of deeds which we have done in righteousness, but according to His mercy (Titus 3:5). Dont be numbered among those who continue chained to the traditions of men seeking to work their way to righteousness. Throw off that yoke of slavery. Believe the gospel. You are righteous through faith in Jesus Christ, not by works that you have done or not done. If you have died with Christ to the elementary principles of the world, why as if you were living in the world, do you submit yourself to decrees, such as, Do not handle, do not taste, do not touch! (which all refer to things destined to perish with the using) in accordance with the commandments and teachings of men? These matters which have, to be sure, the appearance of wisdom in self-made religion and self-abasement and severe treatment of the body, but are of no value against fleshly indulgence. Colossians 2:20-23 Do not substitute religion for simple faith in Jesus Christ. Religion offers no hope for the hopeless, no rest for the weary, no peace for the distressed, no deliverance for the captives, and no life for the lifeless. It is in believing the gospel that you are saved from the bondage to religion. The more you confidently rest and the more firmly you stand in the faith, the more clearly you will see religion for what it truly is a counterfeit. Friend, through faith in Christ, you have been saved! Saved from your sins, saved from perishing, saved from this perverse generation, saved from wrath, saved from death and saved from religion! Now is the time, today is the day, to leave the fashionable substitute and its bondage behind for the freedom of the real thingfaith in Jesus Christ! Grace and peace to you always! Using a Flocked Sponge with Mineral Makeup

Friday, December 28th, 2007

By Angela Page Mineral makeup behaves differently to ordinary makeup, and it will take a few goes and experimentation to work out what method of application is best for your skin type. It’s important to know how to use a flocked sponge for mineral makeup application effectively. The advantage of this type of sponge is that your makeup doesn’t end up looking messy, streaked or uneven. It’s perfect for blending. Check out the following tips: - Before applying the makeup, ensure that your face is cleansed and that the moisturiser you have applied has been fully absorbed by your skin. - Apply the makeup in thin layers. This will avoid an uneven appearance. - Apply your makeup, and then use the flocked sponge for blending the makeup in a stippling motion, with light, short strokes for best results. - Only use the sponge for the initial application if you desire a heavier coverage. In this case, pick up the powder with the flocked sponge, press it into your skin, then buff for a smooth finish. - An alternative method is to drop a few drops of water on the lid of your powder, pick up the powder with the sponge, and use it to mix the combination to your desired consistency. Or pick it up with the sponge and lightly spritz the sponge with water and apply it to the skin with light strokes until well blended. - A flocked sponge can be used with any makeup - powder, foundation, eyeshadow and blush. - You can wash and re-use some brands, however check the supplier for their recommendations. Unsecured Loans Are Popular And Easily Available

Thursday, December 27th, 2007

By [http://ezinearticles.com/?expert=Daniel_Johns]Daniel Johns Unsecured loans are those loans that do not necessitate the need of offering any sort of collateral in form of security to the lender. In other words unsecured loans are provided by a lender to a borrower without the assurance of any asset. In fact these loans are meant for tenants and those homeowners who do not want to risk their property. Those who do not possess any property to be offered as collateral are benefited with unsecured loans. Due to their short term and risk free nature unsecured loans are very popular in the UK. Many people prefer these loans because they want to pay off the loan amount as early as possible in order to avoid paying excessive interest. Also, one doesnt have any risk of repossession of property unlike secured loans where your property is seized by the lender in case of defaults. Unsecured loans are taken for a variety of purposes. You can avail such a loan for buying a car, holidaying, home improvement, debt consolidation, marriage, education etc. The interest rates are a bit high and the repayment duration is short in these loans. But, there are some advantages also. Unsecured loans are processed very fast because of the absence of collateral. Since there is no involvement of collateral, there is no valuation of property and less documentation work. Therefore it takes much of your time and efforts. Applying online for an unsecured loans is the best option these days. There are scores of websites that provide services in the field of money lending. You just need to fill up an online loan application form furnishing all the necessary details and youll find a number of lenders approaching you with a variety of loan quotes. Learn Magic Tricks and Impress Your Friends

Monday, December 24th, 2007

By Andy Canning Few things impress people as much as seeing a well performed Magic Trick - especially when it is done without apparatus or preparation. Mentalism is one of the more impressive types of Magic Trick and the one I’m about to reveal is so easy to learn that you’ll be performing it tomorrow! Or even tonight! There are two important rules for learning Magic Tricks - 1. Practice before you perform. Get it right. Work out your patter and learn it off by heart. 2. NEVER tell your audience how it was done! To learn this Magic Trick you only need to remember a few things and develop a ‘patter’; a way to perform it. You have an audience of at least six, preferably a dozen - though it could be performed for as many as you like - provided you can give them all paper and pencils. You tell them that you are going to project your thoughts into their minds. They must write down the thought as soon as you tell them to - write down the first thing that comes into their head, without trying to think about it (transmitted thought is fragile and too much of their own brain activity will wipe it out). “We’ll start,” you tell them, “with an easy one. Get ready to write it down … a single digit number; a number between 1 and 9 - NOW!” You write on your piece of paper; the number 7. “Now we’ll try a word. What I want you to write this time, is the name of … a vegetable - NOW!” You write on your piece of paper; the word CARROT. “Another word. This time I want you to write down the name of … an animal that lives in the jungle - NOW!” You write on your piece of paper; the word LION. (Trust me; I know they don’t live in the jungle, but this works!) “Let’s go back to numbers. This time it is a 2 digit number with two different digits (i.e. not 11 or 22). I want you to write down an odd number between … 10 and 50 - NOW!” You write on your piece of paper; the number 37 “OK. One more number. Again a 2 digit number, an even number with 2 different digits. I want you to write down an even number between … 50 and 99 - NOW!” You write on your piece of paper; the number 68. When everyone has written their last number, you display your paper and get them to compare their answers. More than half the answers will match your ‘prediction’. Well, not everyone is receptive to thought transference, and for those that are, it is an intermittent thing and they will not receive every thought accurately. Those that thought too much before writing it down may have scrambled the transmitted thought. Do not repeat this trick for the same audience - when they find you are using exactly the same numbers and words each time, they will smell a rat! In fact most people under the given conditions will come up with those numbers and words. Why? Dunno. Must be the way the human mind is wired. Note. When doing the 2 digit numbers, always pause where I put in the 3 dots - as this helps to clear their minds of any number they were thinking of up to that point; they don’t know what you are going to say next, so it blanks the mind. If you decide only to use the numbers, I would do the single digit last. When you’ve just written down ‘7′, being told to write a 2 digit number, you are going to avoid using 7 again. Moving the 7 to the last slot means there is 68 between it and 37. To learn this Magic trick all you have to remember is 3 numbers and 2 words. Easy isn’t it? Your victims - sorry, audience - will be spell-bound with amazement. There are many Magic Tricks you can learn that are just as easy as this to perform and just as impressive. My own preference is for Magic tricks that can be performed with borrowed objects so that the audience doesn’t suspect that you are using special gimmicks - even though, often, you are. Handfasting: As Forever As You Want To Be

Monday, December 24th, 2007

By Michele Neisler In this age of quickie marriage and instantaneous divorce, the ancient tradition of handfasting makes more sense than ever. Handfasting is a binding commitment between two loving persons that requires no bureaucratic licensing to begin and no lawyers to undo. To those that choose to handfast, the commitment is as deep and binding as anything cooked up by City Hall. Indeed, a handfast can last forever, so long as love remains. Even death cannot end a handfasted union; there is no ’til death do us part’ in the ceremony. Originally a Celtic tradition, handfasting has been adopted into many New Age philosophies and is practiced quietly worldwide. There are two basic types of handfast: the first to signify a betrothal, traditionally for ‘a year and a day’. If all goes well and after the year-and-a-day the two intended lovers are still up for it, a second handfast binds the two forever –heart, mind, body and spirit– for as long as love remains. The only thing that can undo a handfast is a lack of love. Most often, the handfast ceremony takes place outdoors, in as natural a setting as can be found. One of the loveliest ceremonies this writer ever attended was on a rooftop in San Francisco, above the city and under the stars. There were pots and barrels overflowing with plants and flowers and thousands of tiny, colorful lights entwined throughout. The loving couple just happened to be two men, radiantly in love and rainbow-hued, flowing silk robes. One wonderful thing about handfasting is that the participants are not bound by restrictive, excluding laws. The only requirement to join another by handfast is true and abiding, requited Love. Usually, the handfasting ceremony is presided over by an elder of whatever spiritual group the betrothed belong. Sometimes the couple chooses to do their own, private ceremony. So long as their intent is correct and love is true, there really is no ‘wrong’ way to handfast. Some basic elements are typical– words and gestures are offered, acknowledging reverence for nature and the elements. Ancient ancestors are invited and kindly spirits invoked. The betrothed gaze lovingly and deeply into one another’s eyes and whisper promises to each other as the elder gently binds their wrists together with a red cord. This is the actual ‘fasting’ — the red cord signifying love and knots indicating the tender bondage of their mutual commitment. Thus the saying, to ‘tie the knot’. Indeed a handfast is one of the most delightful Pagan celebrations. It is a time of joyous revelry and magical merriment. It’s a perfectly wonderful reason to dress in fanciful, flamboyant garb and wear flowers in one’s hair. Sometimes, after the ceremony, the newly-wedded couple jump over a broom, leaping together into their new life as one. Traditional ‘cakes and ale’ or other delicious treats are shared afterward and guests are encouraged to dance and cavort well into the night. Love is always worth celebrating; handfasting is a time-honored way of making a truly heartfelt commitment to never-ending love. Frustrated with your wedding planning progress? Market Research Applied

Saturday, December 22nd, 2007

By Daniel Wadleigh All industries evolve from the same sequence of events. This includes: Engineering, because the product must be designed; Product, which components interface with which applications; (Beta test) Distribution, how to get that wonderful product out there; (they’re 14 ways) Marketing, how can we help those dealers sell more, or, get the public to buy; Service, what follow-up or soft trades go along with a new profit center. Once a company has defined exactly what it is, management should set goals based upon the amount of business that can be done with existing resources. A two-person operation might be able to sell, install and service two sales per week. Whatever the resources, plan your business goals realistically. Settle on a plan that utilizes 80% of maximum possible business based upon existing resources. Expansion should be delayed until some consistency is reached in sales, lead generation and seasonal adaptability.(Otherwise known as predictability) Plan the market approach according to the ability to generate leads and close sales during peak seasons and carry through in off-seasons. For example, for retailers, January is not usually as good for sales as December; spring and fall are usually better than summer. An important element of goal-setting is making sure that there is a realistic way to reach the goals. This way, the goals will become reality. The old axiom, “Plan your act and then act your plan” is a formula for success. Whether the acquisition of the skills is paid for or rented, the business must be allowed to operate according to a master plan. This plan must include marketing and sales. The key to operation in an orderly manner is discipline. According to Jon Jorgenson, International Marketing Director for Digital, “It’s both discipline that gets you there and discipline that keeps you there.” Too many companies and institutions get fat and waste away from abundance misused. The responsibilities of mature planning and executing are demanding, but fulfilling. Crunches Don’t Work! How To See Your Abs With Exercise

Saturday, December 22nd, 2007

By Craig Ballantyne What’s the best way to get six-pack abs? Is it: A) Crunches B) Nutrition + Intervals + Weights C) Some other “secret” ab exercise that can only be done with a $99.99 piece of equipment that is advertised between midnight and 4am? Well, I’d cast my vote for B. Wouldn’t you? After all, how many hours of your life have you wasted doing hundreds and hundreds of crunches? How many have you done without really getting the abs you wanted? Do you really need to do any crunches at all? Could you imagine, having a six-pack without ever doing another set of crunches? Most people can’t, because they believe the following to be true… “You should do crunches every day to get ripped abs.” In a word: Wrong! The most important factor in developing visible abs is a low body-fat percentage - really great abs are visible at 10% and less - and that won’t come from crunches, since they burn few calories and works very little overall muscle. You’re better off doing intense workouts that trigger your body to burn tons of fat - like strength and interval workouts, full of high-intensity interval sessions and multi-muscle strength-training exercises such as squats, pull-ups, presses, and lunges. As for direct ab work, first you need to focus on abdominal endurance and master the plank and side plank exercise. There are many other tough total body ab exercises that you can use, including mountain climbers, stability ball jackknives, and Alligators. Sure, none of these involve lying on the floor or putting your back in risky situation, but they will help improve your abs. And that sounds good to me! Once you have your nutrition in order, you’ve built up your abdominal endurance, you have a good strength training program, and you are doing intervals, only then can you justify spending 10 minutes 2-3 times per week on traditional ab exercises.
