Your REALTOR(r) Marketing Plan

Wednesday, January 30th, 2008

By Barrett Niehus The steps to creating an effective marketing plan begin with identifying who you are going to be targeting, what you are going to spend, and how many sales you are going to receive as a result of your efforts. By identifying this information in the initial stages of your market plan development, you will significantly increase your return on investment and substantially increase your sales. Below is a step by step process to help you lay the framework for your own marketing plan: Step 1) Identify your budget. Identify how much you are planning to spend on your marketing endeavors in order to maximize your investment. How much are you planning to spend on your marketing? How many prospects are you planning to reach, and how many sales do you expect to close? Include your time investment in this analysis as well. Many inexpensive marketing tools take an enormous amount of time and subsequently have a significant cost. Step 2) Identify your ideal customer. In order to target your customer effectively, you must know what they look like. This process is generally known as stick figuring and identifies the key traits of your ideal customer. Who are they? What do they do for a living? What do they read? Where do they shop? What do they value? How do they entertain themselves? Where do they spend their time? What does their family look like? What is their income level? Answer these questions as specifically as possible to determine the best way to target them. Step 3) Identify the medium. List all of the possible mediums to touch your customer. Arrange the list from the most specific way to target the customer to the broadest way to touch your prospect. On the same list, list the prices per piece and the specific price per prospect. This will give you an idea of where to best spend your money and where you will receive the greatest return on investment. Step 4) Allocate your budget. Identify the top five mediums that touch your prospects in a cost effective manner and allocate 80% of your budget across those pieces. Reserve the remaining 20% to use for unique or targeted follow-up marketing pieces. Step 5) Schedule your campaigns Schedule each campaign to touch customers multiple times through different mediums. Plan some overlap on when each piece hits each prospect to maximize awareness of your services, but draw out the periodicity of the total campaign as long as possible to maximize the duration of awareness. A good rule of thumb is to touch a prospect at least once per week. Multiplicity of your message is also beneficial. However, do not touch a prospect with the same piece more than three times as resistance to your medium and message may develop. Step 6) Track your results Continually track your campaigns and where each prospect hears and acts on your message. With this information, you can know which portions of your campaign are effective and which parts need to be modified. When developing your marketing plan, some general rules of thumb are useful to help manage your expectations. As you develop your budget, mediums and plan, keep in mind the following widely accepted marketing statistics: * Typical response rates from print advertising and direct mail are between 0.5% and 1.5% * Generally, you will need to touch a prospect six times before they recognize your brand and eight times before they take action * Always include a call to action in all of your pieces and a way to track the response from each piece. * In every piece, always include multiple methods of contact, i.e. internet, telephone, fax, mail, etc. * A prospect will typically spend three seconds on your piece before moving to something else. Make your communication simple and attention grabbing. * Be consistent in your message across all marketing pieces to create awareness of your brand and services. Weight Loss Diet Tips

Monday, January 28th, 2008

By Waller Jamison If you are trying to achieve significant weight loss, diet tips to help you maximize your chances are a useful resource. If you are seriously overweight, the first tip is a trip to the doctors office, which will help establish the extent of the problem and the general state of your health, which are important considerations when making decisions about the type of treatment, diet and exercise regime you should follow. Diet tips should include making a sensible plan, which will involve choosing which diet to follow or which foods to exclude and strategies you will use to deal with cravings and setbacks. Will you follow a specific diet or just opt for healthy food in quantities which will facilitate weight loss? This will depend very much on your schedule do you have time to cook and shop for yourself? Your temperament do you need the occasional comfort food and have you got the discipline to make sure it is only occasional? And of course, your health is another important issue. Generally speaking, your weight loss diet should not be too low in calories or fat and should enable you to shed about two pounds a week. And what will your exercise programme consist of? If you havent exercised for a long time, youll need to break yourself in gently. Your doctor will be able to advise you on this and you should also seek the advice of a trainer if you plan to workout or start any rigorous routine. Get as much support as you can, both from friends and family and who can motivate and encourage you. If you dont have a local group, you can join an online group. Choose low fat ways of cooking your food, such as baking, boiling or steaming instead of frying. Eat little and often. By eating more meals in smaller quantities five or six times a day you will cut out the hunger pangs and so will be less tempted to break your weightloss diet. Drink plenty of water it will also help curb your hunger, especially if you have a glass before each meal. Dont ever skip meals, because starving yourself will cause problems with your metabolism and will have the opposite effect in the long run. Perhaps the most important of all the weight loss diet tips is persistence. Weight loss doesnt always involve steady progress there will be ups and downs even if you stick to your weight loss diet, but if you keep going, youll succeed in the end. How Does Polarity Therapy Work?

Sunday, January 27th, 2008

By Eric Cho Every human body has a flow of electromagnetic energy in an around the body. When this flow is undisturbed, the individual enjoys TOTAL health and well being on a physical, mental, emotional and spiritual plane. Polarity therapy, developed by Dr. Randolph Stone, is a system of balancing this electromagnetic energy through nutrition, exercise, counseling and energy balancing. If the flow of energy is blocked or impeded the resulting tension is manifested as pain, disease or illness.Polarity therapy seeks to remove these blockages and restrictions, thereby revitalizing the flow of energy in and around us. The resulting release from tension allows the patients system to return to its inherent fluid state. What causes the block in energy? Human life is greatly influenced by factors such as environment, attitudes, life experiences, relationships and trauma. These external factors may affect us adversely and lead to blockages. The Polarity practitioner is trained to assess the patients energy system. For this, his main tools are palpitation, communication and skilled observation. Reflexology, energy exercises, touch, open communication and diet are some of the body works that are included in Polarity Therapy. These works enable the person to get better through self-awareness. Polarity therapy can work in tandem with supervised medical care to cure allergies, arthritis, asthma, cancer, burn out, circulatory problems, depression, emotional problems, headache, hormonal imbalances, infertility, insomnia, injury, menstrual disorders, PMS, pre and post surgical pain, pregnancy, sciatica, skin diseases and problems related to stress. In a typical Polarity therapy session, the patient is made to lie barefooted. Each session may last between 60-90 minutes. The practitioner guides the patient to focus all his attention and awareness on the subtle changes that he is experiencing. Some of the physical sensations include tingling, hot and cold waves or push/pull movements. Due to the subtle nature of this treatment, the patient may take some time to understand what he or she senses. After the Polarity Therapy session, it is common for patients to feel a deep sense of relaxation and self-awareness. Patients also experience relief from specific symptoms and gain a new insight or clarity. Polarity therapy addresses the entire system of the person. Therefore the patient may experience a general improvement in the quality of his life as well as freedom from the symptoms that prompted him to therapy in the first place. There is no fixed time span for this therapy. A patient may continue with the therapy for as long as he wishes. There is no fixed protocol followed in the therapy sessions. Communication is open ended, and one of the prime aims of the treatment is to facilitate self-awareness. The procedures used will vary from doctor to doctor and will also depend upon the needs of the client. Polarity therapy is deeply influenced by the ancient Vedic philosophy from India that considers the human body to be made of the five Tattvas or five elements ether, air, fire, water and earth. There has to be a balance of these five elements for the individual to feel healthy and strong. Polarity therapy thus stresses the importance of the body-mind continuum. The human being is considered to be an entire unit and healing process is practiced in a synergistic fashion. Debt Consolidation Loans

Saturday, January 26th, 2008

By [http://ezinearticles.com/?expert=Joanne_Elizabeth]Joanne Elizabeth As the name suggests, debt consolidation loans are meant for consolidating your multiple loans into one loan. Many of us fall into debt traps because of our spending habits. We take several loans and find in the end that they have become difficult to manage for us. A debt consolidation loan helps in such situations. There are two types of debt consolidation loans available: secured and unsecured. You can borrow a secured debt consolidation loan only if you have some property to offer as collateral to the lender. Secured loans pose almost no threat to the lender because of the collateral he possesses. If the borrower fails to repay, his property could be sold off by the lender to recover his money. Secured debt consolidation loans have many advantages for the borrower also. The terms and conditions of such loans are easy. The interest rate is lower and as a consequence the monthly instalments too come down. The repayment term is also longer than usual. In the case of unsecured debt consolidation loans, it is the lender who faces the risk. In case of non-payment he has very few options against the borrower. Since the lender is at a risk, he frames strict terms and conditions for the borrower. The repayment term of such loans is short. As a result, the monthly instalments go up. The interest rate is also higher than that of secured loans. These loans, however, are disbursed very quickly because there is no evaluation of property and, as a result, very little paper work. Other advantages of debt consolidation loans are: One monthly payment Reduced interest rate Freedom from multiple creditors Credit record improvement It is advisable that you compare the best lenders of UK before applying for a debt consolidation loan. Applying online is also better as it will save you a lot of time. 10 Excellent Tips on Successfully Planting Your Trees and or Shrubs

Wednesday, January 23rd, 2008

By Paul Guzman These steps are designed for the lower elevations of the desert southwest. 1. Water - This is the biggest problems of all. You will need to water all trees and shrubs on a daily basis for at least the first 2-3 weeks after planting them. 3-5 gallons or water per 5 ga. tree. This is very critical during the summer months. 2. To ensure successful planting do NOT fertilize right after planting your tree or shrub. Use a good root stimulator to stimulate root growth. Do not fertilize during the winter months. Use a good all purpose tree or shrub fertilizer right after the last frost ( usually after march in the southwest ) Water about twice per month during December, January and March. Typically you should fertilize once in the spring, summer and fall. 3. Most southwestern soils lack acid, use a good compost with some acidity to help root development during planting. 4. If you are using a drip system be sure that the emitter is directly over the root ball of the tree or plant. A couple of inches off may result in insuffcient water to your plant. Many plants have gone to “plant heaven” because of this one mistake. 5. Fertilize your tree or shrub with a good all purpose fertilizer anything close to a 16-8-8 analysis will work great. Leaves turning yellow are sometimes a lack of iron in the soil. Add a fertilizer with iron, liquid iron or ironite. 6. Remember most trees and shrubs need about 6 monts to about 1 year before they are established. Once established Almost all plants will require less water. 7. Native plants need as much watering as other plants during the first year. Once established they will usually thrive with much less water. Once a month during winter and about 1 per week during the dry hot summer months. See our Southwest Trees here 8. Be sure the root ball on all container plants are intact when planting them. Do NOT expose the roots. The plant will go in extreme shock and may die. 9. Remove and clear any and all weeds and rocks that may be in the area. Weeds will suck out water and nutrients from the soil. Large rocks or debris will hinder root development. 10. Continually check and observe your tree, shrub or plant making sure there are no signs of diseases or insect problems. Insects love new leaf growth. Diseases are usually fungal. Signs are usually wilting, slow growth, leaves turning yellow during the summer months. Not sure what the problem might be? Trim off a branch, limb or leaf and bring it in to your local nursery or greenhouse. They usually have the most knowledgable gardening employees around. The above tips are generally for the Southwestern United States. Following the steps above will help ensure a healthy tree shrub or plant for a lifetime of landscaping experience. How To Exponentially Increase Your Brand Awareness Part III

Tuesday, January 22nd, 2008

By Daniel Toh Previously in Part I of How To Exponentially Increase Your Brand Awareness, we have witnessed that by identifying the building blocks of your business brand, knowing what your customers want by asking them directly, you will have a firm grasp of the basics of increasing your brand awareness. In Part II of the series we learnt that to be successful in creating brand awareness you should firstly Get Inside The Heads of Your Customers and have an understanding about their lifestyle and preferences, then Empathize with the Feelings of your Customer. Then you Create Focus Groups to get deeper into specific topics and issues that is pertinent to your customers, your products and your brand. So lets move along to part III! Step 7: Analyze Industry Trends A further extension into the survey format is by buying readily compiled statistics and figures on the industry. This gives a trend and often times provide clarity on the next action or the right direction that has to be taken by the company for sustained competitiveness. By knowing what the industry price for your product, the number of sales per customer segment and many other related statistics, you would be able to work out which markets are still untapped and lack competition. This may lead to new opportunities and new grounds for investment, and could further propel your brand awareness. Step 8: Put up a Challenge on All Critical Areas! Sometimes, by just focusing on one single aspect of your brand or product will bring success. Although initially you can focus on that aspect and excel in it, eventually your product must be able to compete on all fronts that are the cornerstone of your brand. What happens is that the areas that are lacking would automatically be a stumbling block to the exponential brand awareness that you are craving for, and hence it would be labeled as the rate limiting step. To avoid this, it would be vital to put up a challenge on all of the vital fronts of your brand, and that differs for every product and brand. An example would be a restaurant: What are its Critical Areas? 1.Customer Service 2.Food Quality 3.Car Park facilities 4.The Atmosphere of the Restaurant 5.Perceived Value for Money: PricingThis would represent the critical factors for the restaurant, and if it is lacking in any of these critical areas, then the brand of the restaurant would no doubt be diminished or would not grow to its full potential. If the restaurant has great car parking facilities, excellent customer service, fantastic atmosphere, but lacking in food quality and lacking in perceived value for money then that restaurant would only be as successful as its food quality warrants. And that is a definite critical area of the restaurant. In fact, it would probably be its number one priority. Step 9: Evaluate Your Product Branding Its time to evaluate your branding strategy. Sometimes a product does not take off due to wrong positioning. Sometimes the product does not fit the profile of your company, hence preventing the expected exponential increase in brand awareness from happening. Evaluate if your product brand fits into the profile of your company.Do you think if Apple Computers suddenly changed its emphasis from beautiful and trendy computers to the traditional, uninspired shape and ugly design of computers and instead focused on making powerful computers that their raving customers would follow their lead and still purchase from them? Does that strategy align with their catch cry of Think Different? No. They would be better off changing it to Think Traditional or Think Ugly. Would customers of Dell be following their lead if Dell Computers decided to sell their PCs via brick and mortar shops instead of selling it online? Would this action violate the customers expectations of Dell and of their promises? You bet it would. So does this scenario happen to your company? Do you have any products that are not aligned to your overall company business strategy? Its time to clear up the mess and begin re-focusing your efforts to build a congruent brand image. The next part will show you even more advance ways to exponentially increase your brand awareness. So, dont miss out on the fourth part: How To Exponentially Increase Your Brand Awareness Part IV For more information about Marketing and Copywriting, please visit my site at www.copymarketing.com Copyright 2007 Daniel Toh, www.copymarketing.com Daniel Toh runs a blog site entitled CopyMarketing:Writing Profitable Marketing Copies at http://www.copymarketing.com This website provides specific information on how to write profitable marketing copies. Work Backward And Make More Sales!

Tuesday, January 22nd, 2008

By Lisa Packer It goes against the grain, especially for those of us used to business at the speed of light. But bear with me. Im not trying to teach you Zen philosophy. But I am going to show you how working backward can move your business forward. Lets start with a purchase. Thats a great place to be, isnt it? The moment when your prospect has become your customer. When money changes hands and your widget or service finds a new home. Its beautiful. But what got your customer to this point? I can actually hear a few of you saying, Who cares? All that matters is that shes here. Well, that attitude may work for a garage sale. Or even a going out of business sale. But if you want more customers, and more moments like this one, it really helps to know what got us here. So you can do it all over again. Go ahead and ask her some questions. Get her to fill out a survey. Analyze your web logs. Act like a secret agent if you have to and find out what brought her to you. Find out things like: How did you hear about us? You absolutely have to know what methods of promotion are working, and what isnt. Otherwise you waste money. Of course, there are ways to track responses to your marketing without asking. If youre using direct response. If your ad/ commercial/ sales letter asks your prospect to call, use a different number for each ad. Then see which ads bring in the most phone calls. Use coupons, and put a code on each one that tells you where it ran. Have special landing pages on your web site for each and every ad or commercial you run, and track the traffic. Now you can see what marketing messages are working, and should be increased. And, what isnt working. That you can cut out. What made you choose us over our competitors? You both know competitors exist, so theres no point in denying it. But your customer has rejected them in favor of you. Why? Use what you discover here to differentiate yourself in your marketing. That doesnt mean attacking your competitors. It just means calling attention to your more favorable aspects. What put you in the market for a widget? Find out what problem your product or service is solving. Dont just guess, get the facts. You may be surprised at what you discover. Use this powerful information to craft sales messages that speak to the needs of your prospects. There are all kinds of ways to get this information. If you have a retail store, you can train your employees to strike up a conversation and ask. You can always give out surveys, and a few customers will fill them out. Offering an incentive, like a discount on their next purchase, is a great way to get more. Finding out what led your customer to your cash register takes a bit of time and effort. But once you know where the journey started, you can meet others there. And youll have a much better idea how to guide them to a purchase of their own! Does your marketing forge an emotional connection with your prospects? It can. Need Money For The Church? Why Not A Cookbook Fundraiser?

Monday, January 21st, 2008

By Peter Clark Church fundraising isnt easy, but has one major advantage to many other forms of fundraising. A large body of keen and enthusiastic people to draw from for the labor involved. In other words the people in the church. Church fundraising is a great way of getting everyone in the church together in non devotional engagement for social activity, and at the same time to generate some money for the church. Because church goers are so enthusiastic about their membership of the church most of them are usually willing and keen to help out with any church fundraising required. And of course lots of the congregation have skills which can be put to good use in most church fundraising activities. Why not have a cookbook fundraiser? Collect together all the favourite recipes from members of the congregation. Give them a try your self if you wish, although this can be time consuming. Then decide on how many you want to put in your cookbook and pick out the best ones for the book. There are various ways to sell your book. You could have it formally printed into a book. Or you could sell it more informally as a set of individual pages bound together into a book by various methods, such as tied with ribbons. Now though, there is another excellent way to organise and ongoing fundraiser by selling your cookbook on the internet. Is isnt that hard to do and there is usually someone in the congregation who will have the skills to design a website, compile an ebook, or online book, and make it available for sale. Then when you advertise your book you can offer the website address to people as a place where they can buy and download it. It is extremely cheap to offer a book this way, and costs less than producing a hard copy of a cookbook, so you can make it cheaper than the hard copy version. And in the book and on your website you can have the option for people to tell their friends about the book so that they go to the site and buy it as well. Of course for this to work it needs to be a great cookbook, so be sure youre confident in the recipes before you offer your book for sale. It is well worth making sure that you get the recipes tested by members of the congregation to ensure that they are easy to make and worth cooking. As with anything the success of your church cookbook fundraiser depends on the quality of the product. Cookbook fundraising which offers a cookbook for sale is a great way to raise funds for the church. It can be fun, and a great way to get people together to undertake a great project. And if you put your book on the net then it can sell for years to come. Just make sure you dont put on too much weight trying out the recipes!
